What is a home appraisal? An appraisal is a written document by a Licensed Appraiser hired by the Lender that will give you the mortgage on your home.

The Appraiser’s responsibility is to make sure the home is worth what you are paying for it and the Lender is loaning on it. It might surprise you to know that your down payments may also be taken into consideration. The Appraisal is not necessarily the value of what the home is worth.

The major determining factor is based on sales in the neighborhood of similar homes in size, condition and style, for the previous six to twelve months. These figures are derived from the same MLS system that REALTORS® use.

If your home purchase is a non-qualifying assumption or a cash sale, an appraisal is not required and in most cases, one is not done.

However in highly competetive markets where multiple offers are the rule, and offers above list are common, the mortgage lenders appraisal policies can become a dominant factor in making a succesful offer. In such cases, it is not uncommon practice for a motivated buyer to offer to pay the differece between the offered price and appraiser's value.

These areas receive the majority of attention. However, Collin County is home to hidden gems serving trendy fusion food and unique creations. All of these will require you to go back to the beginning for more. But we'll show you where to go near Frisco and Plano in Texas.

Mi Cocina's upscale Tex-Mex dining establishment invites you to try the brisket and then stay for the Mambo Taxi cocktails. Are you looking for sushi? Edoko Sushi, Robata is a must-try.

Up Inspired Kitchen is also highly rated by locals. This casual restaurant serves brunch and lunch favorites, such as Burrata Toast, Salmon Buddha Bowls, and a Short Rib Grilled Cheese.

Collin County: Shopping for groceries

There are plenty of grocery stores in Texas, including chain stores like ALDI, Kroger, Sprout’s Farmers Market, and Tom Thumb.

Collin County’s Fresh Market and Collin County’s Rotary Farmers Market are great options for fresh produce. There's also a 99 Ranch Market that serves Asian cuisine and a Spice Bazaar Indian Grocery.

Texas's capital city is full of coffee shops. Nest Cafe has many espresso drinks available, along with breakfast favorites like Nutella waffles (Insta-worthy!), acai bowls, and avocado toast.

Kona Reserve Coffee, famous for its Hawaiian coffees, is another favorite. Their Springtime Latte, a combination of violet syrup and cinnamon bun syrup, is perfect for those fortunate enough to be in town in the spring.

You don't need to travel down under to get top-quality coffee from The Aussie Grind. They also serve Australian ice espressos with ice cream. What a way of starting the day! Karmic grounds and 7 Leaves Cafe are also good coffee shops to visit.

Collin County offers outdoor activities

If your heart desires a leisurely afternoon at the park, there are plenty of places to choose from. Central Park is a must-see attraction. There's a waterfall, plenty of green space, and many Western-themed sculptures. Consider visiting Collin County Commons Park for some hiking and biking, as well as multiple pavilions that host various events.

Looking for some exercise time? Harold Bacchus is a great place to play softball and ball. It also has soccer fields and trails for biking, hiking, and walking. Picnic tables are available for those who wish to bring their lunch.

The Trails of Collin County Golf Club invites you to improve your game, and art lovers will also enjoy a trip to Texas Sculpture Park, which features more than 150 unique works of art.

You can beat the Texas heat with a day at Collin County Water Park. You can enjoy one of their “Dive-In” movies in the evening.

Collin County's local gyms

Many Collin County apartment buildings have fitness centers. However, you can also obtain a membership at one of the many local gyms. Get a cardio/weight workout at Planet Fitness, Orangetheory Fitness, or LA Fitness.

Canyons Rock Climbing and Technology Drive are popular choices for rock climbers. There's also a TITLE Boxing Club for those who like to box.

Nightlife in Collin County

Collin County Bar & Grill can be your casual spot for a night out. Here, you can either watch your favorite sporting team play or participate in shuffleboard or poker. The Eight 11 Place wine bar is also perfect for date night or an evening out with your friends. The bar offers craft cocktails, live entertainment, and music.

Rare Books Bar is a place for literary enthusiasts that can be found behind the J. Theodore Restaurant & Bar. This speakeasy is perfect for literary lovers, but come prepared! You will have to identify a classic piece of literature and call the "librarian" to enter.

The Cork and Growler is a dog-friendly joint, and the Revel Patio Grill is another option.

Things to do in Collin County

Collin County is a wonderful place for sports lovers. It's possible to catch the RoughRiders playing at Dr. Pepper Ballpark, and you can take a self-guided tour of Ford Center at the Star, the 91-acre headquarters and practice facility for the Collin County Cowboys. FC Collin County can be found here; they are the NHL's Collin County Stars. Even the NBA's G League affiliate for the Collin County Mavericks is located here. Wow!

It's also possible to spend an entire day exploring the Museum of the American Railroad. The National Video Game Museum is another enticing option. Collin County Square is another great place, and theatre lovers will also love the Black Box Theatre lineup.

The little meat market has meat (pasture-raised Berkshire meat, grass-fed beef, and 100% Angus beef), pasture-raised poultry, and other meats from local ranchers. They are all humanely reared without hormones, antibiotics, or steroids. This market sells grass-fed and grass-finished beef made from cattle that have lived entirely on open pasture. They are GMO and hormone-free. Historic McKinney is also home to Wagyu Beef. Wagyu Beef is famous for being a great source of Kobe beef. Do not eat meat. Instead, fill your cart with locally made items, eggs from family-owned farms, and chilled soda pop.

McKinney Real Estate Buyers Guide

Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step first time buyer’s guide created by your agent will help reduce the stress of buying a home and help you enjoy the journey as much as possible.

Step 1: Research

Do you already know where you want to buy? If you want a condo, townhome, or single-family home? Which features do you like and dislike? What’s available on the market now? If you answered no to any of these questions, now is the time to start researching. In addition to looking for homes that interest you, also take note of any changes in asking prices. This could give you valuable insight into housing trends in specific neighborhoods and help you when the time comes to make an offer.

Step 2: Decide on Your Budget

Notice I said to decide on your budget—not determine how much the mortgage company will give you. In many cases, a mortgage company will pre-approve you for more than you’re comfortable spending, which is why you need to determine the monthly payment you feel comfortable with before talking to a lender. This likely includes doing a full household budget and taking into consideration what changes other than a mortgage payment will occur once you move into your new home. If you’ve lived in an apartment or with roommates, you may overlook new expenses like garbage, water, or HOA fees that could easily blow your budget.

Step 3: Get Prequalified

ust because you think you can afford a certain payment every month doesn’t mean the mortgage company will agree. Just as they may approve you for too large of an amount, they may also approve you for a lesser amount or deny you a mortgage altogether. Lack of time at a job, insufficient credit, past bankruptcies, or other financial issues can cause major problems when trying to secure a mortgage. Before you get your heart set on a home, talk to a mortgage professional to find out what amount you can qualify for. This will also be an advantage when you make an offer on a home, as some sellers won’t entertain offers from those who aren’t already prequalified for a loan.

Step 4: Choose a Real Estate Agent

Can you shop for, look at, and ultimately make an offer on a home without a real estate agent? Technically yes, but why would you when it costs you nothing for an agent like me to take much of the stress off your shoulders? Not only will I help identify properties you might be interested in, arrange showings, and ultimately handle the offer process, but I also have a knowledge of the market that you don’t possess. I may be able to steer you away from certain homes or neighborhoods, suggest hidden gems, or give you pointers that will help you find your dream home for the right price.

Step 5: Find the Right Home

This should be the most enjoyable step of the entire process (other than moving in!). I will arrange showings of homes you’re interested in that are within your price range. Take notes about what you like and don’t like, and make sure to pay attention to details. Turn light switches on and off, open and close doors, and run the faucets in various rooms. Don’t limit your inspection to the home itself. Make sure to take time to explore the neighborhood and keep an eye on traffic at certain times of the day, the parking situation, and how close it is to necessities like schools and grocery stores.

Step 6: Make an Offer

Once you have selected the perfect home, work with your agent to craft a fair offer based on the value of comparable homes on the market. Depending on what the home is listed at and whether the current environment is a buyer’s or seller’s market, your offer may be below, at, or even above the asking price. I will be able to help you negotiate if you receive a counteroffer and reach an agreement. At this point, the house will go into escrow.

Step 7: Have the Home Inspected

In most cases, your offer will be contingent on having the home inspected to ensure there is no major structural damage or large repairs needed. I can help you arrange this, and you can schedule it within days of making an offer. If there are no major issues, the process goes to step eight. If there is, you can renegotiate your offer based on what needs to be fixed, or you can withdraw it.

Step 8: Select Your Loan

Now is the time to go back to the mortgage lender who pre-approved or pre-qualified you and choose your mortgage. You will be presented with various options based on your unique financial situation, including fixed-rate, variable-rate, 15-year, 30-year, or special programs such as VA loans or FHA loans. Work with your mortgage lender to select the option you feel the most comfortable with.

Step 9: Get a Home Appraisal

Your lender will have your new home appraised so they have their independent value of it. The appraisal is to ensure that all parties involved are paying a fair price for the house.

Step 10: Finish Paperwork

No one looks forward to all the paperwork involved in buying a home, but it’s a necessary part of the process. Fortunately, everything will be arranged by your lender and title company and, when you’re finished, you’ll know you are the legal owner of your new home.

Congratulations!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.

  • What Is a Repair Amendment?

    You may need to think about repair amendments during the course of buying a home, typically during the option period and after your inspection. Your agent will prepare your repair amendments for you, but as a buyer, it pays to understand how to write an effective repair amendment as the language used in them can have serious effects down the road. Understanding both how to write a repair amendment with negotiations and the final outcome in mind, as well as how to write them so that what you want is really what you get, can save you a lot of time and hassle later down the road. Remember, these repair amendments become part of the contract and performance of the items contained within them is serious business. Many real estate lawsuits center around the repairs agreed to and made and whether or not they were sufficient. Know what goes into the repair amendment before you sign so you can avoid any issues that could affect your purchase.

    Negotiating Repairs

    After your inspection and your review of the inspection report, you’ll probably have a laundry list of items that you want to be repaired in order for you to continue with the purchase of this home. We understand anyone’s desire to have everything perfect in their new home, but the reality is that all homes have items that can or should be fixed. Even the inspection on a brand new home will turn up items that need correcting. The goal here is to come up with a list of items that the seller needs to fix…and that they will agree to.

    Since no home is ever perfect, you’re going to need to take a look at the inspection report and decide what matters to you most and what can be negotiated by both parties to create the magical win-win situation. Simply sending over an inspection report and saying “fix everything” will more than likely get you a denial from the seller. So how do you determine what to ask for and what not to ask for?

    You want to take a look at the big picture. What items do you feel are the so-called “deal killers” – those items that you cannot see past and will cause you to walk away from the home in an instant. Typically, we see these are big-ticket items like roofs and HVAC units or health and safety issues such as faulty wiring or items that create a risk of fire, electrocution or explosion (think leaking gas).

    Every homebuyer is different though and what you might consider a no-go, the next homebuyer might not even flinch at. It all depends on your needs and comfort level.

    As well as your needs, you’ll need to consider where the seller is coming from. Did they just take a really low offer from you on the home? Are they trying to move quickly due to a relocation? Are they facing foreclosure or perhaps they just need to sell because they don’t have the money? There are so many factors to consider and your real estate agent can help you see some of the potential pitfalls to the negotiation before they even happen. Remember, the goal is to get the seller to repair items, not bury them in so much that they refuse to do anything.

    Writing Repair Amendments

    Our biggest tips to writing repair amendments are simple: be specific, don’t overuse words and don’t under explain what you need, and let the inspection report do the talking.

    Be specific. We’ve seen cases where repair amendments said something along the lines of “have sprinkler system checked.” The seller did exactly that. They paid to have someone come out and inspect the sprinkler system…and nothing more. There were issues with the sprinkler system (in this particular case a broken pipe under a sidewalk which was causing a major loss of water) and because of the language in the inspection report, the seller merely confirmed what everyone already knew, the sprinkler system needed repair. The two strongest words you can use in a repair amendment are repair and replace.

    Over/under explaining things. Be succinct in your wording. Don’t become a junior inspector or plumber or electrician. Let the experts determine what is wrong and fix it. Sometimes people try to use a lot of big words or even legalese to make the repair amendment sound official. You want to write clearly and in simple, plain language to get to the heart of what it is you want to be accomplished.

    Let the inspection report do the talking. Quote items in the inspection report and give reference numbers for pages or sections of the report where the item appears. Let the inspector’s words inform what needs to be done.

    Remember, that all repairs must be done by a licensed person if the trade requires a license (plumbing and electrical are two examples) or by someone regularly employed in a trade that reflects what they are doing. In other words, if you hire a handyman to fix items on a repair amendment, they need to be a handyman as their regular job, not just Uncle Bob who says he can fix it. These two requirements can be overruled if agreed to by both parties and put into writing.

    The more precise you are with repair amendments, the better your results will be. Remember to think items through as well, what are the consequences of the action you’re requesting? We see a lot of arguments over removing items like TV brackets. If someone requests “remove TV brackets” on a repair amendment, they might get exactly that. What’s left when you remove TV brackets? Big holes and mismatched paint. You may want to use something more along the lines of “remove TV brackets and repair, patch, texture, and paint to match current walls” so that you have a more detailed explanation of what you want to be done. Remember, there is no “they should have known what I meant” clause in contracts.
